Benefits of Refinancing
Refinancing your mortgage could:

-
Save you on your monthly payment and/or interest over the life of the loan
-
Get you cash from your home’s equity
-
Pay off your loan faster with a shorter term
Refinancing your home typically involves four key steps: review your current loan and finances, apply for refinancing, get approved if eligible, and close.
Cash-out refinancing can help if you want to consolidate high-interest debt. Because your mortgage interest rate is likely to be lower than rates on credit cards or bank loans, consolidating debt may reduce your overall monthly debt payments.

Types of mortgage refinance

There are many types of mortgage refinancing, each catering to different financial needs and goals. Note that Chase may not currently offer some or all of the following products. Speak with a qualified home lending advisor to learn more about the options available to you. Let’s break down a few commonly offered types of refinancing:

-
Rate-and-term refinance: This option allows you to replace your current loan with a new on that has either a different interest rate, a different term, or both. The primary aim is generally to secure terms that suit your current financial situation better, while the principal balance remains the same.

-
Cash-out refinance: A cash-out refinance allows you to replace your existing mortgage with a new loan for more than you currently owe, leveraging equity you’ve built up in your home. This type of mortgage refinance might be more suited for those who need funds for significant expenses, such as home renovations
or debt consolidation .

-
Cash-in refinance: In a cash-in refinance, you make a lump-sum payment toward your new mortgage upon closing. This is typically done in exchange for a lower interest rate, better terms or to avoid private mortgage insurance.

-
Streamline refinance: Some lenders offer “streamline refinancing” for existing customers, designed to help make the refinancing process simpler and less costly. Since you’re working with the same lender as your previous mortgage, streamline refinancing often requires less paperwork and fewer upfront costs.

-
No closing cost refinance: A no closing cost refinance allows borrowers to refinance without paying the upfront fees usually required. The lender may charge a slightly higher interest rate or fold
FHA Refinance Loans for Homeowners
Learn About the FHA Cash-Out Refi and Other Programs
With home values continuing to rise, homeowners have gained more equity in recent years. This may allow you to refinance your home and eliminate existing monthly mortgage insurance premiums. You may also use that equity to pay off high interest credit debt or use the cash for home repairs. Homeowners enjoy the benefits of investing in their property year after year. For some, there comes a time when that investment can come in handy. Refinancing with an FHA loan can prove to be an effective way to put that equity to work. Keep in mind that FHA refinancing is only available to homeowners who are currently using their home as their principal residence now.

Conventional Loan Refinance
Guidelines for 2026
Conventional lenders follow mortgage guidelines established by Fannie Mae and Freddie Mac. Lending standards are stricter than with government-backed mortgages, but borrowers with good credit and equity in their homes are likely to qualify for decent interest rates while avoiding mortgage insurance. Conventional refinance loans come in two types: rate-and-term refinances and cash-out refinances. A rate-and-term refinance lets you adjust your mortgage’s interest rate and repayment terms. With a cash-out refinance, you can also withdraw built-up equity from your home. Before moving forward, it’s important to understand the pros and cons of refinancing your mortgage to ensure the move aligns with your financial goals.

Gain Equity and Pay Off Your Loan Quicker
Some people aren’t too concerned about reducing how much they pay each month. Instead, their goal is to eliminate their housing payment as quickly as possible or to payoff debts and liens, which can be done by refinancing into a shorter-term mortgage (15-year vs. 30-year). While this increases your monthly payment, you’ll build equity faster and repay your loan sooner. Home Equity Line of Credit (HELOC) If you’re considering refinancing to access some of your home's equity, you could consider a home equity line of credit (HELOC) instead. HELOCs are secured by your home and give you a revolving line of credit, providing the flexibility to use your equity when needed.
